North Ridge's median sold price is $484,000. St. Albert's city-wide median is $530,000. That's an 8.7% discount. The question is: why?

Why the Gap Exists

The 8.7% discount isn't a flaw — it's a feature of the neighbourhood's profile:

1. Age of Inventory North Ridge's homes are predominantly from the 1980s–1990s. Newer neighbourhoods like Jensen Lakes or Erin Ridge North have 2000s–2010s builds that command a premium. Older homes mean slightly lower prices — but also larger lots and mature trees.

2. No Entry-Level Supply With only 0.4% of sales under $300K, North Ridge has no "anchor" of low-priced condos or apartments dragging the median down. The discount is pure — it's what the same family home costs in a slightly older neighbourhood vs. a newer one.

3. Two-Storey Dominance 72% of sales are two-storeys. In newer neighbourhoods, you might see a mix of condos, townhomes, and detached homes that spreads the median wider. North Ridge's concentration means the median reflects a specific product type.

4. The DOM Premium North Ridge sells in 30 days vs. 19 city-wide. Slower velocity typically correlates with slightly lower pricing — buyers have more time to negotiate, and sellers are more likely to accept a modest discount to move.

Is It Under-Priced?

For buyers: yes. You're getting a comparable two-storey family home for 8–10% less than you'd pay in Erin Ridge North or Kingswood. The schools are the same. The commute is similar. The lot might be bigger.

For sellers: it's fairly priced. The market has spoken — 1,453 sales say the neighbourhood is valued correctly for its age, style, and location.

The Long-Term Outlook

North Ridge's 9% YoY appreciation suggests the gap is narrowing, not widening. As newer neighbourhoods fill out and prices climb, North Ridge looks increasingly like a value play. The discount may shrink to 5% or less in the next 3–5 years.
