THE STORY
25 Years. One Philosophy.
John Carle has been helping people make smart real estate decisions in St. Albert since 1999. Through multiple market cycles, booms, busts, and everything in between, one thing has stayed constant: his job isn't to sell houses — it's to protect people from bad decisions. That means clear advice, honest conversations, and zero salesman pressure. If something doesn't make sense, John will say so. His clients don't always hear what they want to hear — but they always hear what they need to hear.
He began as an agent at the young age of 24. Being so young, he struggled hard to make a living. He leaned into the experience, determined to make real estate a successful choice. He took a very different approach to his first few years — a mindset of apprenticeship and education rather than starting a career or job. He was an avid student, reading every book he could find, interviewing successful agents, and generally being a sponge for all real estate knowledge.
John is known for his calm, steady approach in what is often an emotional and high-stress process. While competitors chase hype, trends, or quick wins, John focuses on strong fundamentals: value, risk mitigation, timing, and long-term outcomes. Experience matters when real money is on the line, and after decades in the business, John has seen this movie before. Markets change. Principles don't.
25 years later, John is well known as an industry leader and mentor. His focus on industry relations and goodwill have shown that he is about more than selling a lot of houses. He believes in building strong professional relationships based on integrity and competence.
WORKING WITH JOHN

John strongly believes that his clients need to hear the truth. Buying or selling a home is a difficult and stressful time for most people. Sugar coating or smoothing over important information for the sake of being polite just doesn't make sense to him. If you need to hear it, he'll tell you.
He's a straight shooter. A lot of people say that, but in John it's the truth. A colleague once said, “John can rub some people the wrong way because hearing the truth can be hard.” Most people appreciate this honesty, but it's something that can catch some people off guard.
He's also extremely strategic. Often, while others are working on the issue in front of them, John is looking ahead at the future issues because he planned for the current issue days and weeks ago. The best way to explain this is to compare it to a game of chess — John's usually 5 or 6 moves ahead of the rest.
Referrals are the foundation of John's business, and that's no accident. People refer him to their friends and family because they trust him — with their finances, their families, and their future. He believes real estate works best when it's built on relationships, not transactions.

BEYOND REAL ESTATE
Life Outside the Office
John lives in St. Albert with his wife Cathy and their dogs, Boomer and River. They are a blended family — her three kids are grown and moved out while John's four are nearing that stage of their lives too. Family dinners are always busy in their home, with well over a dozen people at every meal.
He's heavily involved in his local community — an avid supporter through the Chamber of Commerce and Rotary Club. It's not uncommon to see him volunteering for the SAiF Society, St. Albert Foodbank & Community Village, coaching with Special Olympics, or supporting Inclusion Alberta, Movember & the Distinguished Gentleman's Ride, the Realtors Community Foundation, and local youth arts.
In their spare time, John and Cathy love to travel, sail, and camp. They have a dream of one day retiring to a sailboat and touring the world. In the meantime, they have a small sailboat at Wabamun where Cathy practices her sailing skills and John gets to spend his time learning to fix pretty much everything on the boat.
