We collect only the information you give us (your name, email, phone, and any details you share in a message or property inquiry). We use it to help you buy, sell, or learn about real estate in St. Albert, Edmonton, and surrounding communities. We do not sell your information. We do not share it with third parties except as needed to provide the service you asked for, or as required by law.

1. Who we are

John Carle, REALTOR® is a licensed real estate salesperson with the Real Estate Council of Alberta (RECA), trading through Homes & Gardens Real Estate Limited, brokerage office at 310 Circle Drive, St. Albert, Alberta T8N 0K8. This privacy policy applies to personal information collected through johncarle.com, our social media properties, our email and SMS communications, and any direct interaction with John Carle in the course of providing real estate services.

2. Information we collect

We collect personal information only when you provide it directly, including:

• Contact details — name, email address, phone number — when you fill out a form, book a consultation, or contact us directly.
• Property search activity — listings you view, save, or inquire about, and search criteria you set.
• Communications — the content of messages you send us, and our replies.
• Transaction information — if you buy or sell through us, the information required to complete the transaction (identification, financing details, etc.) as required by law and brokerage policy.

We also collect limited technical information automatically when you visit our website: your IP address, browser type, pages visited, and referring site. This is used only in aggregate to improve the site.

3. How we use your information

We use the information we collect to:

• Respond to your inquiries and provide the real estate services you request.
• Send you listings, market updates, and other information relevant to your real estate goals — only if you have opted in or have an existing business relationship with us.
• Maintain records as required by RECA, the brokerage, and applicable Alberta and Canadian law.
• Improve our website and marketing efforts.

We do not sell, rent, or trade your personal information to third parties for marketing purposes.

4. When we share information

We share your information only as needed to provide our services, including:

• With the brokerage (Homes & Gardens Real Estate Limited) and its support staff, as required.
• With service providers who assist us (CRM, email, analytics, MLS data providers) under confidentiality obligations.
• With real estate boards, MLS® systems, and government bodies as required to complete a transaction or comply with legal obligations.
• When required by law, court order, or to protect our legal rights.

5. Cookies and analytics

We use cookies and similar technologies to keep the site running (for example, remembering saved searches), understand site usage, and measure advertising performance. Google Analytics runs with IP anonymization. The Meta Pixel measures page and listing views and selected contact actions so we can understand whether advertising leads to useful website activity. Campaign parameters such as UTM tags, fbclid, and gclid may be stored for the current browser session and attached to an enquiry for source attribution. Google and Meta may set or read their own cookies according to their privacy terms. You can block or delete cookies using your browser controls, though doing so may limit site functionality and measurement.

6. Marketing communications

If you opt in to receive listing alerts, market updates, or other marketing from us, you can unsubscribe at any time using the link at the bottom of any email, or by contacting us directly. We honour unsubscribe requests within 10 business days, as required by Canada's Anti-Spam Legislation (CASL).

SMS communications and automated assistance

If you separately opt in to conversational text messages, we record the consent version, source page, date and time, and limited technical evidence needed to demonstrate that choice. Messages relate to the real estate inquiry you submitted. Message frequency varies and message and data rates may apply. Reply STOP to opt out or HELP for help. Consent to SMS is not a condition of receiving real estate services. Some initial replies and scheduling messages may be prepared or sent by John Carle's automated AI assistant, which is not a licensed real estate professional. Information requiring licensed judgment is referred to John. See our SMS Terms.

Mobile opt-in information and SMS consent will not be shared with third parties for their own marketing or promotional purposes. We may disclose this information only to service providers that process messaging on our behalf, subject to confidentiality and use restrictions; those providers may not use it for independent marketing.

7. Data retention

We retain personal information for as long as needed to provide our services, comply with legal and brokerage recordkeeping requirements (typically 7 years for transaction-related records under RECA rules), and resolve disputes. Marketing contact information is retained until you unsubscribe.

8. Your rights

Under Canada's Personal Information Protection and Electronic Documents Act (PIPEDA) and Alberta's Personal Information Protection Act (PIPA), you have the right to:

• Access the personal information we hold about you.
• Request correction of inaccurate or incomplete information.
• Request deletion of your information, subject to legal recordkeeping requirements.
• Withdraw consent for marketing communications.
• Lodge a complaint with the Office of the Privacy Commissioner of Canada.

9. Security

We use industry-standard safeguards to protect your information: HTTPS encryption in transit, encrypted storage at rest, access controls, and regular security reviews. No system is perfectly secure; if a breach affects your information, we will notify you as required by law.

10. Changes to this policy

We may update this policy from time to time. The “last updated” date at the top will reflect the most recent change. Material changes will be communicated by email if you have an active relationship with us.
