Oakmont Home Styles: A Buyer's Guide to ST2s, BUNGs & More

Oakmont's housing stock reads like a St. Albert sampler. With 1,201 sales since 2010 spread across every major home style, this neighbourhood offers something for every life stage — from young families climbing the property ladder to retirees seeking single-level living.

Here's what each style delivers in Oakmont.

Two-Storey (ST2): 396 Sales

The leader by a narrow margin. Two-storey homes dominate Oakmont's family market, and for good reason.

What you get: Bedrooms upstairs, living space downstairs, and enough square footage to grow into. Most Oakmont two-storeys were built in the 1980s–2000s, which means solid construction, full basements, and lots that weren't squeezed by modern density requirements.

Who buys them: Young families with kids who need bedrooms on the same floor. Move-up buyers coming from bungalows or condos who want more space without leaving the neighbourhood. Multi-generational households that need a main-floor office or guest room.

Price range: From entry-level two-storeys around $400K to luxury builds above $800K. The median for this style likely sits around $520K–$550K based on the neighbourhood median.

Bungalow (BUNG): 387 Sales

Essentially tied with two-storeys. Bungalows are Oakmont's answer to buyers who want everything on one level.

What you get: Main-floor bedrooms, main-floor laundry, no stairs to navigate. Many Oakmont bungalows have developed walkout basements that effectively double the living space without sacrificing accessibility.

Who buys them: Retirees aging in place. Empty-nesters downsizing from larger two-storeys but not ready for a condo. Buyers with mobility considerations who want a real house without vertical living.

Price range: Wide. Entry bungalows in original condition start around $350K. Fully renovated bungalows with premium finishes and developed basements can hit $700K+.

Apartment/Condo (APART): 114 Sales

Oakmont's entry point and investor play.

What you get: Low-maintenance living with proximity to everything. Oakmont condos are typically in low-rise buildings or townhouse-style complexes. Most were built in the 1980s–1990s.

Who buys them: First-time buyers who want to own instead of rent. Young professionals who value location over square footage. Investors who know Oakmont's rental demand is steady.

Price range: $163,000 to roughly $300K. These are among the most affordable ownership options in St. Albert.

Other Styles

The remaining 304 sales — about 25% of the total — include split-levels, bi-levels, four-level splits, and attached townhomes. These fill the gaps:

  • Bi-levels offer main-floor living with a developed basement, bridging the bungalow and two-storey experience
  • Split-levels provide separation between living and sleeping areas without the full height of a two-storey
  • Attached homes deliver affordability with some outdoor space

How to Choose

Young family, first home: Two-storey in the $400–500K range. Room to grow, solid resale.

Retiree or planning for it: Bungalow with a developed basement. Live on one level now, guest space later.

Entry buyer or investor: Apartment/condo. Build equity, learn ownership, move up later.

Move-up buyer with specific needs: One of the "other" styles. Bi-levels and splits offer flexibility that standard designs don't.

The Oakmont Advantage

Unlike newer developments that offer two or three styles at most, Oakmont's decades of building history mean you'll find virtually every configuration. That diversity protects your resale value — no matter what style you buy, there's a buyer for it when you're ready to sell.
