Neighbourhood Guide
What to know about Alces.
Alces is one of Edmonton's newest neighbourhoods, a master-planned community in the southeast Decoteau area. It sits inside Edmonton city limits, in the Sspomitapi ward, so buyers get new construction without crossing into another municipality. The name, Latin for moose, replaced the working title Decoteau North. It sits between Anthony Henday Drive, Ellerslie Road and 34 Street SW.
Alces is one of five neighbourhoods in the Decoteau Area Structure Plan, and its own plan was adopted in 2018 with building starting around 2020. Because the community is young, streets are still filling in. Builders including Cantiro, Parkwood and Daytona offer front-drive and rear-laned homes, townhomes and compact three-storey residences.
The plan is nature-led, with protected wetlands, a natural exploration area, shared-use pathways and a central park with a playground and sports courts. A future park and school site is set aside as Alces builds out. Shopping is a short drive to the Market at Meadows and South Edmonton Common. Transit is the weak spot, as this car-first edge community relies on On Demand Transit.
For buyers, Alces is a trade-off. You get new homes, preserved wetlands and quick access to Anthony Henday Drive, putting the airport and South Common within reach by car. What you give up is walkability and established convenience, since most errands need a vehicle and the commercial nodes are still maturing. Sellers benefit from mostly new inventory, but buyers compare against other new Decoteau builds.
