Neighbourhood Guide
What to know about Canossa.
Canossa is a suburban residential neighbourhood in the Castle Downs area of northwest Edmonton, tucked between 167 Avenue to the south and the Anthony Henday Drive corridor to the north. Named for a medieval Italian castle, like its Castle Downs neighbours, it is a compact, predominantly single-detached community built out mostly between 2000 and 2006 on former farmland.
Housing reflects that recent build-out: mostly two-storey and bi-level single-detached houses on standard suburban lots, with a smaller share of duplexes and some row housing, on local streets that keep through traffic out. Buyers get newer mechanical systems and open floor plans rather than the mature trees of Edmonton's older core.
Amenities sit mainly in the surrounding Castle Downs district: the Castle Downs Recreation Centre, the YMCA, and the district park and water park nearby. Public schooling runs from Baturyn School through Mary Butterworth School to Queen Elizabeth School. Edmonton Transit links the neighbourhood to the Northgate Transit Centre, and Anthony Henday Drive connects the rest of the city by car.
For buyers, Canossa suits households wanting a newer single-family house, quiet crescents and quick highway access on the north side, including people at CFB Edmonton or in northern industry. For sellers, the appeal is recent construction, owner-occupied neighbours and a Castle Downs address. The trade-off is car dependence: it is a bus-to-transit-centre community rather than an LRT one, and downtown is a longer commute. Buyers give up mature landscaping and walkable main streets.
