Neighbourhood Guide
What to know about Mattson.
Mattson is one of Edmonton's newest southeast neighbourhoods, sitting between 66 Street SW and 50 Street SW, south of Anthony Henday Drive and east of Gateway Boulevard. Council adopted the Mattson Neighbourhood Structure Plan in October 2019, so this is a build-out-in-progress community of new phases and show homes.
Nearly all of the housing here is new. Detached single-family homes dominate the active inventory, with duplex and row housing along the collector and arterial roads. Lots are compact by older-Edmonton standards, and many homes are lane-accessed rather than front-drive. Expect modern open plans and attached garages where the lot allows, with choice still available in later phases.
The neighbourhood is planned around preserved nature: an interconnected wetland complex in the northeast, the remnant of Cawes Lake as an engineered stormwater facility in the southwest, and naturalized ponds and greenways between blocks. Two K-9 school sites are reserved in the plan, and Edmonton Public Schools designates Ellerslie Campus (K-9) and J. Percy Page (10-12). Retail is coming to 66 Street SW and 25 Avenue SW.
Transit here means bus, not LRT: Edmonton Transit runs along 66 Street SW and 25 Avenue SW, linking toward South Edmonton Common and the Allard and Heritage Valley town centre, with school specials on local runs. For buyers the draw is a brand-new detached home on a manageable lot with quick Henday access. The trade-offs are real, though - small lots, a young tree canopy, and shops and the second school still being delivered.
