Neighbourhood Guide
What to know about Pollard Meadows.
Pollard Meadows is a Mill Woods neighbourhood in southeast Edmonton, bounded by 50 Street west, 23 Avenue north, and Mill Woods Road south and east. Its land was part of the Mill Woods land bank the Province assembled in 1970; the City annexed the Strathcona County portion that year and planned the new community. It honours Joseph “Frank” Pollard, an early brickyard owner and councillor.
Building began in the 1970s, ran into the 1990s, and closed out with a final pocket in the early 2000s. Single-detached houses are less than half the units; the rest are semi-detached homes, row houses and low- to mid-rise apartments, densest along Mill Woods Road beside the school-and-park site. Tenure is mixed.
Pollard Meadows School (public K-6), T.D. Baker School (public junior high) and Holy Family Catholic Elementary/Junior High serve the area. Attendance areas change, so confirm your address with the Edmonton Public and Catholic attendance finders. A broad recreational tract curves through the centre; Mill Woods Town Centre, its transit centre and library sit just northwest. There is no LRT in the neighbourhood – Valley Line Southeast ends at the Mill Woods stop nearby – and ETS runs along 50 Street and 23 Avenue.
For buyers, Pollard Meadows offers established Mill Woods housing in a range of forms, with schools and open space nearby; the trade-off is a 1970s-and-80s street pattern, little retail inside, and no LRT at the doorstep. For sellers, the mix of house types draws steady interest, but repeating floor plans and newer southeast competitors mean condition sets a home apart.
