What to know about Richford.

Richford is a small neighbourhood in the northeastern corner of southwest Edmonton's Heritage Valley district, bounded by the Blackmud Creek Ravine to the north and east, 111 Street SW (James Mowat Trail) to the west, and Ellerslie Road to the south. Its name comes from Richford Road, the former name of 5 Avenue SW, and it follows an area structure plan adopted in 1999.

Development here is layered. A few large-lot country-residential homes date to the 1970s and 1980s, but most of the build has arrived since around 2001 and parts of the plan area are still filling in. Housing spans wide-frontage estates, detached two-storeys, duplexes, row houses, and medium-rise condos in the Escapes buildings along Ellerslie Road.

Ellerslie Rugby Park sits inside the neighbourhood, ravine trails follow Blackmud Creek, and the central stormwater pond doubles as open space. Public students attend Johnny Bright School (K-9); Catholic families use Monsignor Fee Otterson Elementary/Junior High in Rutherford. Shopping is minutes away at South Park Centre, and ETS runs along Ellerslie Road and 111 Street, linking to Century Park Transit Centre.

Richford's trade-off is its size: turnover is thin, so the right home can take patience. The spread runs from one-bedroom condos in the Ellerslie Road buildings to large ravine-backing estates. Ravine lots carry a premium and seldom come up; condos sit on a busier road. Some pockets still see construction, and a proposed Urban Village rezoning could add commercial space.
