Neighbourhood Guide
What to know about Suder Greens.
Suder Greens is a newer west Edmonton neighbourhood within the Lewis Farms Area Structure Plan, bounded by Webber Greens Drive, 199 Street, Suder Greens Drive and Winterburn Road. Annexed by the City in 1982, it was planned in 2002 as Neighbourhood 3 of the 1988 Lewis Farms plan, and is named for pioneer Joseph Suder (1869-1922).
Housing reflects its newer, low-density character: streets loop off interior collector roads, many homes facing the fairways that cross the centre. The mix runs from single-detached and estate-style homes to semi-detached, duplex, row and town housing and low-rise apartments near the commercial corner. The stock is almost entirely 2000s onward, largely owner-occupied.
Three Lewis Estates Golf Course fairways cross the centre, while a pipeline corridor along the north forms a linear park beside a local park off Suder Greens Drive. Shops are planned at the mixed-use corner near Webber Greens Drive. Buses serve the arterials; a future LRT terminus to Lewis Farms is under construction but not yet open. With no school of its own, the area uses nearby schools Winterburn, Michael Phair and Catholic Bishop David Motiuk, but boundaries change, so check the division's attendance finder.
For buyers, Suder Greens offers newer housing, golf-course and green-space frontage and a quiet, family-oriented layout in a growing west-end district; it gives up proximity to the city core, with rapid transit still years off. For sellers, the newer stock and open-space setting are draws, but new-build competition within Lewis Farms gives buyers plenty to compare against.
