Neighbourhood Guide
What to know about Westview Village.
Westview Village is a west-end Edmonton neighbourhood in the Winterburn area, bounded by 109 Avenue north, Winterburn Road (215 Street) east, 105 Avenue south and 231 Street west. It was developed mainly in the 1970s while still part of Parkland County. Edmonton annexed the area in 1982, and a 2010 plan update recognized the existing community and buffered it from nearby industry.
Housing is predominantly manufactured homes, most placed on leased pads in a managed, all-ages manufactured home community, so owners typically own the dwelling and lease the lot. Units span older models through to newer placements, and streets form a modified grid with some cul-de-sacs.
Winterburn School (Edmonton Public, Kindergarten to Grade 6) is the nearby elementary; both divisions publish attendance finders to confirm designated schools. Amenities include the community league hall and outdoor rink at West View Boulevard and West View Crescent, small parks and a stormwater lake. No LRT runs here: Valley Line West is planned, not open, so transit means ETS buses such as route 921 to Jasper Place Transit Centre.
For buyers, Westview Village offers a lower-cost way into Edmonton's west end in a settled, community-league area, but it gives up shops and services, a short drive away in Lewis Estates and Secord, and it is ringed by industrial land. For sellers, the draw is a tight-knit manufactured home community with its own hall and rink, though the buyer pool is narrower because most purchases are a home on a leased pad, not a freehold lot.
