The Downsizing Math (2025)

Target: Oakmont, Lacombe Park, Deer Ridge, Braeside, North Ridge (ravine) Price: $550K-$750K Why: No stairs, yard for grandkids/dog, garage for workshop, resale liquidity Watch for: Basement development (do you need it?), lot maintenance, snow clearing

Path 2: The "Lock & Leave" Condo/Townhome

Target: Mission, Grandin, Akinsdale, Jensen Lakes, Riverside (newer) Price: $265K-$450K Why: Zero exterior maintenance, travel-friendly, amenities (some), lowest carrying cost Watch for: Condo fees rising, special assessments, parking, pet bylaws, rental caps, sound transmission

Path 3: The "Best of Both" Duplex/Townhome with Garage

Target: Erin Ridge, Erin Ridge North, Jensen Lakes, Deer Ridge, Braeside Price: $385K-$525K Why: Own entrance, garage, small yard, no one above/below, lower fees than condo Watch for: Shared wall (sound), strata vs bare land, fence maintenance, snow clearing


The "Nobody Tells You" Checklist

Before You List

  • Purge first. 6 months. One room/week. Donate, sell, gift. Don't move boxes you'll never open.
  • Measure your furniture. Will it fit the new layout? Sell/donate what won't.
  • Get the pre-listing inspection. Fix the $500 items. Buyers use $5,000 items to negotiate $15,000 off.
  • Stage for the buyer, not you. Neutral, depersonalized, minimal. The next chapter starts at the showing.

During the Search

  • Test the commute. From new address to your life (kids, grandkids, doctor, golf, airport).
  • Visit at 7 PM and Saturday 10 AM. Noise, parking, neighbours, energy.
  • Read the docs. Condo: bylaws, financials, reserve study, minutes. Duplex: party wall agreement, insurance.
  • Verify parking. Your car + visitor + grandkid visit. If it doesn't work, don't write.

The Emotional Traps

Trap Reality
"I need a guest room for the kids." They visit 3 nights/year. Airbnb nearby = $150/night. Guest room costs $50K+ in purchase price.
"I can't part with the dining set." It won't fit. Measure. Photograph. Let go. The memories aren't in the wood.
"I want the same neighbourhood." You're not the same person. Your needs changed. The neighbourhood didn't. Look fresh.
"I'll wait for the perfect one." Perfect doesn't exist. "Right for now + adaptable" exists. Buy that.
"The market will drop, I'll buy cheaper." St. Albert floor is schools + land scarcity. Waiting costs carrying cost + missed life.
