Erin Ridge North isn't a neighbourhood yet — it's a neighbourhood becoming. The north half of Erin Ridge (north of Neil Ross Road) is 80% post-2015 builds. You're buying into a construction zone that's maturing fast.

The "Nobody Tells You" List
- GST on new builds. 5% on purchase price. You may qualify for the New Housing Rebate (up to $6,300 federal + provincial). But it's not automatic — you apply after closing. Cash flow hit at possession.
- Landscaping isn't included. Most builders: "rough grade" only. Sod, fence, deck = $15K-$30K after possession. Budget for it.
- Phasing = construction noise for years. Phase 7 releasing while you're in Phase 3. Expect trucks, dust, weekend work 2-3 more years.
- Transit is minimal. StAT Route 212 runs peak-only. No evening/weekend service. One-car household = stuck.
- Amenities are coming. No grocery, no pharmacy, no rec centre in Erin Ridge North yet. Northgate Crossing (commercial) is 5 min drive. Plan accordingly.
- Fence packages vary. Some builders include, most don't. Corner lots = double the fence cost. Get quotes before signing.
- Window coverage. West-facing rear yards = brutal summer heat. Budget for blinds/shutters ($3K-$8K).

I've sold 40+ homes in Erin Ridge North since 2020. Here's the unfiltered version:
Buy here if: You want a new home with warranty, you have kids in K-9, you commute to Edmonton/CFB via Henday, and you're okay living in a construction zone for 2-3 more years. The school walkability is genuinely unmatched in St. Albert.
Skip if: You hate construction noise, need walkable amenities today, work from home and need silence, or want a mature tree canopy. This is prairie-open. Trees are 6-8 ft tall max.
The sweet spot buyer: 30-45, dual income, 2-3 kids, moving from Edmonton condo or older St. Albert home. They want modern layout, no renos, good schools. They stay 7-10 years.
The investor angle: Half-duplexes rent $2,400-$2,700/mo. Cap rates ~4.5% — not amazing, but appreciation carries the return. Vacancy near zero.
