The short version: Jensen Lakes is St. Albert's lake lifestyle premium. 123 sales in 2025, average $691K, stable pricing. You pay for the water access, the trail system, and the "resort at home" feel. If that's your vibe, it's worth it. If not, you're overpaying for a view you don't use.


Why Jensen Lakes Commands a Premium

Jensen Lakes was master-planned around a 32-acre constructed lake. Every home backs green space, trail, or water. The community design forces interaction — front porches, rear lanes, shared docks. It works.

The 2025 breakdown:

  • Detached single family: ~75% (lake-back, green-space-back, standard)
  • Duplex/half-duplex: ~15% (more affordable lake access)
  • Townhomes: ~10% (lowest maintenance, shared amenities)

Average 2025 sale price: $691,353 — essentially flat from 2023 ($701K). The lake premium peaked 2021-22; now it's finding equilibrium.

The "Nobody Tells You" List

  1. Mosquitoes are real. Constructed lake + wetlands = summer mosquitoes. The HOA treats, but lake-back yards get hit harder. Budget for propane mosquito traps ($300-$500) or professional yard spray ($400/season).
  2. Geese. So many geese. Spring/fall migration = goose droppings on docks, lawns, sidewalks. Lake-back owners: it's daily cleanup April-May and Sept-Oct.
  3. No motorized boats = no waterskiing/tubing. If your kids want to wakeboard, you're driving to Lac Ste. Anne or Wabamun (45 min).
  4. Winter access. The lake freezes solid. HOA maintains a skating loop, but snow removal on your private dock = your problem.
  5. Architectural controls are strict. Fence style, deck design, exterior colours, even front door style need approval. 3-week review process. Plan renos early.
  6. Trail system is the real gem. 8+ km of paved trails connecting to Red Willow system. Most residents use trails daily; lake weekly. Value is in the walkability, not just the water.
  7. Resale market is two-tier. Lake-back homes sell to a specific buyer (retirees, executives, lake-lifers). Standard lots sell to families wanting the community, not the water. Different marketing, different timeline.

My Honest Take

I've sold 25+ homes in Jensen Lakes. Here's the unfiltered version:

Buy the lake-back if: You'll use the water 3+ times/week May-Sept. You kayak morning coffee, you paddleboard sunset, you skate with grandkids. The premium pays for itself in lifestyle. Resale pool is smaller but motivated.

Buy standard/green-space if: You want the trails, the community vibe, the new school, the architectural consistency — but you're honest that you'll use the community dock 3 times/year. Save the $100K.

Skip if: You hate HOAs, you want a shop/RV parking, you need a short commute, you have severe allergies (mosquitoes/mold near water), or you want maximum appreciation. The HOA fee + slower appreciation = lower total return vs. Erin Ridge North or Kingswood.

The sweet spot buyer: 35-55, dual professional income, values aesthetics and community design, works hybrid/remote 2-3 days (trails at lunch), stays 10+ years. They're not flipping.
