What to know about Woodcroft.

Woodcroft is a mature community just northwest of downtown Edmonton, bounded by 111 Avenue, 118 Avenue, 142 Street and Groat Road. The name has been in use since 1907, from the treed land it was built on, Most housing dates from the 1950s, with steady redevelopment since. Housing sits mostly north of 113 Avenue.

Single-detached houses make up the great majority of the residential stock - mostly modest 1950s bungalows and one-and-a-half-storey homes on tree-shaded streets - with low-rise apartments, townhomes and a multi-family complex completing the mix. Ownership is the dominant tenure, and because so much of it came from one decade, condition varies and infill has reshaped the area.

Amenities are close at hand. Westmount Shopping Centre anchors the 111 Avenue corridor, and a library branch serves the community. Coronation Park, on the west edge, holds the TELUS World of Science and the Peter Hemingway swimming pool, while the community league runs a playground, hall and rink. Ross Sheppard, Westmount and St. Mark Catholic schools serve the area - confirm attendance boundaries with each division. ETS buses serve the Westmount Transit Centre; there is no LRT here.

For buyers, Woodcroft offers a central, walkable location with mature trees and a library, mall and recreation complex on the doorstep, offset by 1950s housing that usually needs updating, non-residential land use and no LRT. For sellers, the location and renovation upside appeal to downsizers and renovators, though buyers compare it with Glenora, Westmount and Inglewood.
