Is Edmonton a buyer's or seller's market right now?

I look at two numbers to answer this.

*Months of supply. This is how long it would take to sell every home on the market if no new ones were listed. Take the homes for sale and divide by the homes sold last month. As a rough guide, under 4 months tends to favour sellers, 4 to 6 months is balanced, and over 6 months tends to favour buyers.

*Sale-to-list price. This compares the price a home sold for with its last asking price. Near or above 100% means buyers are paying close to asking. Well below 100% means buyers have room to negotiate.

The ask-to-sell ratio for September was 97.4%.

Sales were about 52% of new listings.

What does this mean if you're selling in Edmonton?

  • First impressions still count. Good photos and a clean, well-lit home help in any market.

What does this mean if you're buying in Edmonton?

  • Know what similar homes sold for, not just what they're listed at. I can pull recent sales for any street.

What does this mean if you're downsizing?

This is where a lot of my clients are right now. If you're selling a family home and moving to a bungalow, a condo or an adult living community, you're on both sides of the market at once.

Plan the timing of both moves together. The order you buy and sell in changes how the move is timed.

How do interest rates affect the Edmonton market?

The Bank of Canada sets its policy interest rate on eight fixed dates a year.

The rate was 2.25% as of September 2, 2026. Source: Bank of Canada key interest rate.

The next announcement is Wednesday, October 28, 2026, followed by Wednesday, December 9, 2026 (Bank of Canada 2026 schedule).

The rate is the Bank of Canada's target for the overnight rate. It is not a mortgage rate.

How are these figures calculated?
