Living in Grandin, St. Albert: 2025 Complete Neighbourhood Guide

The short version: Grandin is St. Albert's most active market (233 sales in 2025), dominated by well-priced condos and townhomes. Average sale price: $369K. If you want walkable, low-maintenance living near the Perron District with the lowest entry point in the city, this is it.

Why Grandin Moves Different

Grandin isn't just a neighbourhood—it's St. Albert's density answer. While the rest of the city builds out, Grandin built up. The result: 233 transactions in 2025 alone. That's 22% of all St. Albert sales in one community.

The breakdown:

  • Lowrise apartments: ~60% of sales (Acadia Terrace, Alpine Est, Tudor Glen, Grandin Park Plaza)
  • Townhomes: ~25% (Grandin Ravines, Grandin Heights)
  • Detached singles: ~15% (older bungalows on larger lots, mostly 1970s-80s)

Average 2025 sale price: $368,859 — the most affordable active community in St. Albert. But that number hides the spread: condos transact $180K-$350K, townhomes $350K-$500K, detached $550K-$750K.

The Commute Reality

Destination Drive Time (No Traffic) Rush Hour Transit
Downtown Edmonton 18 min 28 min 35 min (StAT Route 211)
YEG Airport 22 min 32 min 50 min (transfer)
CFB Edmonton 12 min 18 min 25 min
St. Albert Centre 4 min 6 min Walkable

Grandin sits right on St. Albert Trail. You're one left turn from the Henday. For military families at CFB, it's the closest St. Albert community to base.

Schools: Walkable Everything

School Grades Distance from Grandin Centre Fraser Institute (2024)
J.J. Nearing Catholic Elementary K-6 0.6 km 7.2/10
Sir George Simpson Junior High 7-9 1.1 km 6.8/10
Bellerose Composite High 10-12 1.8 km 7.1/10
Leo Nickerson Elementary (Public) K-6 1.2 km 7.5/10
William D. Cuts Junior High (Public) 7-9 1.5 km 6.9/10

Every school is walkable or a short bus ride. No "drive your kid across the city" mornings.

What Sold in Grandin (2025 Data)

Property Type Sales Volume Avg Price Avg $/SF Avg DOM
Lowrise Apartment ~140 $235,000 $265 45 days
Townhouse ~60 $415,000 $285 52 days
Detached Single Family ~33 $625,000 $310 78 days

Key insight: Condo DOM (Days on Market) is fastest at 45 days. Detached sits nearly double at 78. Buyers move fast on affordable entry points; they deliberate on the few detached homes.

The Condo Fee Reality Check

This is where buyers get surprised. Grandin condo fees range $350-$550/month and here's what they actually cover:

Building Typical Fee Includes Watch For
Acadia Terrace $420-480 Heat, water, sewer, insurance, reserve, mgmt Older building — roof/parkade reserves
Alpine Est $380-440 Heat, water, sewer, insurance, reserve, mgmt Smaller reserve fund
Tudor Glen $450-520 Heat, water, sewer, insurance, reserve, mgmt, gas fireplace Higher fee = fireplace gas
Grandin Park Plaza $480-550 Heat, water, sewer, insurance, reserve, mgmt, amenities Gym/guest suite = higher reserve needs

Pro tip: Ask for the reserve fund study. Buildings with <$500K in reserve for 100+ units will hit you with a special assessment within 3-5 years. I've seen $8K-$15K assessments in Grandin. Budget for it.

Parks & Walkability

  • Grandin Park: 12 hectares, pond, trails, playground, baseball diamonds — 3 min walk from anywhere
  • Red Willow Trail System: Connects directly to the river valley trail network (30+ km)
  • Perron District: 8 min walk — restaurants, breweries, farmers market (Saturdays), library
  • Walk Score: 68 (Somewhat Walkable) — best in St. Albert for condo living

The "Nobody Tells You" List

  1. Parking is tight. Most condos: 1 assigned stall + visitor. Second vehicle = street permit ($50/yr) or waitlist for second underground ($75-125/mo).
  2. Sound transmission. Concrete buildings (Acadia, Alpine) = you hear neighbours' TV. Wood-frame townhomes (Grandin Ravines) = you hear footsteps.
  3. Pet restrictions. Most buildings: 2 pets max, weight limits (often 25-35 lbs). Check bylaws before writing an offer.
  4. Rental caps. Several buildings at 30-40% rental capacity. If you're investing, confirm you can rent before buying.
  5. Special assessments are coming. 1970s-80s concrete buildings need parkade membrane replacement ($200K-$500K per building). It's not if, it's when.

My Honest Take

I've sold more homes in Grandin than any other community. Here's the truth:

Buy here if: You want St. Albert address + walkable lifestyle + lowest carrying cost + don't mind condo living. Military families, first-time buyers, downsizers — this is your sweet spot.

Skip if: You need a double garage, hate shared walls, want a big yard, or plan to park a work truck/boat/RV. The parking rules will drive you crazy.

The sweet spot buyer: 25-40, single or couple, works in Edmonton/CFB, wants to build equity not maintain a yard. They stay 5-7 years, sell to the next version of themselves.

What's Next for Grandin

  • Annexation lands south of Grandin: Future development, but 10+ years out
  • Perron District expansion: More retail/restaurant = higher walkability scores
  • StAT transit improvements: Route 211 frequency increasing 2026
  • Condo conversions: Watch for rental buildings converting — changes the owner/renter ratio fast
