- Red Willow Trail System: Connects directly to the river valley trail network (30+ km)
- Perron District: 8 min walk — restaurants, breweries, farmers market (Saturdays), library
- Walk Score: 68 (Somewhat Walkable) — best in St. Albert for condo living
The "Nobody Tells You" List
- Parking is tight. Most condos: 1 assigned stall + visitor. Second vehicle = street permit ($50/yr) or waitlist for second underground ($75-125/mo).
- Sound transmission. Concrete buildings (Acadia, Alpine) = you hear neighbours' TV. Wood-frame townhomes (Grandin Ravines) = you hear footsteps.
- Pet restrictions. Most buildings: 2 pets max, weight limits (often 25-35 lbs). Check bylaws before writing an offer.
- Rental caps. Several buildings at 30-40% rental capacity. If you're investing, confirm you can rent before buying.
- Special assessments are coming. 1970s-80s concrete buildings need parkade membrane replacement ($200K-$500K per building). It's not if, it's when.

Buy here if: You want St. Albert address + walkable lifestyle + lowest carrying cost + don't mind condo living. Military families, first-time buyers, downsizers — this is your sweet spot.
Skip if: You need a double garage, hate shared walls, want a big yard, or plan to park a work truck/boat/RV. The parking rules will drive you crazy.
The sweet spot buyer: 25-40, single or couple, works in Edmonton/CFB, wants to build equity not maintain a yard. They stay 5-7 years, sell to the next version of themselves.
