What the City plan says about Ville Giroux
Ville Giroux is a northwest St. Albert neighbourhood planned under Area Structure Plan Bylaw 19/2023. Giroux Road, an east-west arterial, is the north boundary. The CN Sangudo railway is the south boundary. Ray Gibbon Drive is the west boundary. Medium-density residential land, including Lacombe Park, lies to the east.
The plan area is 30.02 hectares. That total includes 12.31 hectares added after annexation from Sturgeon County. The 2023 plan says three land-use forms dominate: commercial, residential, and a fire station. Residential land is a mix of low, medium, and high density. Two commercial sites sit south of Giroux Road, one on each side of Versailles Avenue. Fire Hall 3 is on the edge of Lacombe Park and Ville Giroux, with access from Giroux Road for the hall’s emergency vehicles.
The area structure plan estimates a residential population of about 2,311 people, at 86.6 dwelling units per net residential hectare, and about 1,218 dwelling units. An October 17, 2023 public hearing report described that population as an increase from 1,405, tied to a proposal for two residential towers of up to 65 metres and other density changes. Both numbers are plan estimates. Neither is a census of current residents. The hearing report says Council approved the amending bylaws.
The plan sets out three parks. Versailles Park, about 1.0 hectare at the end of Versailles Avenue, includes a spray park and playground. Vandelor Park, about 0.5 hectares on the east side, parallels a trail beside Lacombe Park. A west park of about 0.8 hectares sits next to the low-density residential area and the commercial area. Trails include an east-west route along the CN railway toward Ray Gibbon Drive, Lacombe Park Lake, and Red Willow Park, and a north-south link from Villemagne Road to that railway trail. A trail between Lacombe Park and Ville Giroux is planned as a public utility lot because utilities run under it.
The area structure plan states that no school is proposed for Ville Giroux. It projects about 461 students aged 5 to 19 at full build-out by applying the City of St. Albert 2018 Census age mix to the plan population of 2,311. That is a student-generation table, not a school name and not an attendance boundary. Confirm an address with St. Albert Public Schools or Greater St. Albert Catholic Schools.
Lacombe Lake and the parks named for neighbouring communities are outside this plan area. This page links homes for sale in Ville Giroux when the MLS feed has them. It does not publish a median sale price or a drive time.
