What to know about South Glens.
Bylaw 23/2002 places South Glens on part of the south half of 27-55-25-W4. The text bounds it by future industrial land on the west, the Morinville Industrial Park on the northwest, future residential land on the northeast, and agricultural land in Sturgeon County on the south and east.
Most of the land is residential. The statistics table lists 50.16 hectares of low-density land at 20 units per hectare, 1,003 units, and a plan population of 3,471. Medium and high-density land is 3.40 hectares at 50 units per hectare, 170 units, and a plan population of 442. The table total is 1,173 units and a plan population of 3,913. Gross density in the table is 40.5 persons per gross developable hectare.
The same table lists school and park sites at 9.67 hectares, stormwater management at 4.62 hectares, commercial land at 2.35 hectares, and a storage facility at 4.77 hectares. Low-density housing in the text is single detached, semi-detached, and modular housing. The plan's student formula estimates 704 students, split evenly as 235 elementary, 235 junior high, and 235 senior high. That split is a formula, not an enrolment.
