What to know about Westwinds.
The plan covers Lot 1, Block 1, Plan 032 4958 and Lot A, Plan 752 0116, the south half of 33-55-25-W4M. Highway 2 is the west edge. The CN Westlock rail line is the north edge. Morinville Road, also 100 Street, is the east edge. The quarter-section line is the south edge. The original plan was Bylaw 10/2004. The consolidated update is Bylaw 2/2016.
The 2016 update says the land was still mostly undeveloped, except two of three parcels along Morinville Road that had commercial zoning and a subdivision approval dated May 7, 2014. Agriculture was still the main use. The update adds a new school location and revises the housing mix.
Corridor commercial land along Morinville Road totals 6.96 hectares. The central storm pond is about 4.88 hectares. A school site of 3.11 hectares plus 3.89 hectares of linear municipal reserve makes 7.0 hectares of reserve in the plan. A minor collector in a 20 metre right-of-way leaves Morinville Road at two points 260 metres apart.
Low-density land is 32.84 hectares at 21 units per hectare, listed as 690 units and a plan population of 2,386 at 3.46 persons per unit. Medium and high-density land is 3.61 hectares, at 54 to 125 units per hectare, listed as 195 to 451 units. The plan's total is 885 to 1,141 units and a population of 2,894 to 3,560. Its student estimate uses 1.2 students per dwelling, a factor the plan attributes to Greater St. Albert Catholic Schools. That factor is not an attendance area.
