What to know about Lake Westerra Estates.

Bylaw 2185, adopted June 23, 2003, covers land in the southwest of Stony Plain. The north edge is 79 Avenue, the east edge is Golf Course Road, the west edge is Meridian Road, and the town boundary is the south edge. The text describes about 210 acres once the former Westerra campus and earlier environmental reserve are included.

Lake Westerra began as the stormwater facility for the Westerra campus, at the northeast corner by 79 Avenue and Golf Course Road. The 2003 concept keeps the lake as the open-space focus and calls for a regional park and trails with the Town. Two wetlands stay: one in the southwest corner for overland drainage, and one along 79 Avenue that continues the Atim Creek natural area north of the avenue.

About 52.5 hectares are planned for low-density housing. Medium-density land is 1.50 hectares, split as 1.21 hectares along 79 Avenue and 0.29 hectares along Westerra Boulevard near the lake. The plan estimates 875 units at 3.1 persons per unit, which it states as a population of 2,710. It also states a school-generation figure of 570 students at 0.65 students per dwelling. That is a plan factor, not an enrolment count.

Environmental reserve preserved in the neighbourhood is about 10.5 hectares. Playing fields were being developed on provincially leased land north of the campus building, beside Golf Course Road. A collector connects to 79 Avenue, Golf Course Road, and Meridian Road. Willow Park and High Park are the nearby neighbourhoods the plan names along 79 Avenue.
