What to know about The Brickyard at Old Town.

The plan covers portions of the northwest quarter of 25-52-1-5 and the southwest quarter of 36-52-1-5. It is a consolidation that keeps the background from Bylaw 2521 and updates the land use, statistics, and policies. The boundary change reflects consolidated school and recreation lands to the east.

When fully developed, the plan estimates about 949 housing units at 26.7 units per net residential hectare, and a population of 3,036. Low-density housing is about 72 percent of the units, as single detached and semi-detached homes, on 29.51 hectares at 23 units per hectare. The statistics table lists 678 low-density units and a plan population of 2,169 for that share. Medium-density housing is the remaining share, intended as duplexes and row houses near the collector, generally north of the east-west collector.

High-density land was removed in this consolidation. Two stormwater facilities replace one that had been in the northwest, and they sit nearer the centre. Parks and municipal reserve are 6.33 hectares, 9.8 percent of the gross area. Stormwater land is 4.85 hectares.

One park in the northwest is planned to stay naturalized, with a trail. A second park of 0.33 hectares sits in the south, near the medium-density site. A third park on the east side fronts the collector and meets the open space east of Brickyard Drive, beside a stormwater pond.
