What to know about Willow Park.

The plan applies to the fractional southwest quarter of section 25-52-28-W4M, about 30 hectares or 74 acres, in the south-central part of town. It sits at the northeast corner of Meridian Road, also called 48th Street, and 79 Avenue. The west edge is Meridian Road. The north edge is John Paul II School. The east edge is public utility lot 69 and a stretch of the Atim Creek natural area. The south edge is 79 Avenue.

Lot 69 carries the East Trunk Sanitary Sewer and Stream Course 3. A 4.05 hectare urban-service church parcel at the north end, and a commercial site of about 1.5 hectares in the southwest corner, were not developed when the plan was written. The rest of the land was urban reserve.

Single-family land is 14.17 hectares at 16 units per net hectare, which the plan counts as 227 units. Multiple-family land is 2.39 hectares at 25 units per net hectare, counted as 60 units. Using 3.5 persons per single-family unit and 2.6 persons per multiple-family unit, the plan estimates 951 people and, at 0.65 students per dwelling, 618 students. Those are generation factors in the plan, not a census or an enrolment list.

A central linear park of about 2.41 hectares links the Atim Creek natural area and schools to the east with John Paul II School and the Whispering Waters neighbourhood to the north. The plan describes that park as part of the town trail network.
